STEP 2: Property Viewing and Negotiation
To Show Tenants The Actual Unit
Our representatives will make arrangements with the landlord and tenant to conduct a viewing of the property. We will proceed with the signing of the Offer Letter if the tenant wants to rent the unit and the offer is accepted by the landlord with specified terms and conditions. The tenant is required to pay a booking fee to the landlord to secure the unit upon the signing of offer letter. The booking fee will be the first month rental of the tenancy. Once the offer letter was signed by both parties, a tenancy agreement will be prepared by the real estate negotiator and it is to be signed within 7 days from the signing of the Offer Letter.
STEP 3: Handover!
Signing of Tenancy Agreement and The Beginning of Tenancy
During the first day of the tenancy, both landlord and tenant will meet up to sign the Tenancy Agreement. The tenant will be required to pay 2 months rental deposit and half a month utilities deposit. This amount will be refunded by the landlord at the end of tenancy only if the property is being handed over in good condition and the tenant has no outstanding in monthly rental and also the utility bills. The tenant is required to check the unit before signing the Tenancy Agreement. Once the Tenancy Agreement is signed by both parties, the tenant can start his/her stay and the Tenancy Agreement will be stamped at the Lembaga Hasil Dalam Negeri before handing back to the landlord and tenant.
